Planning Proposal - Riverlands Golf Course

This project was one of the first ‘Planning Proposals’ for rezoning of land submitted under the new ‘Gateway’ process. Following extensive consultation with State Government Authorities, Council and the community, our firm co-ordinated several environmental consultants to manage constraints of flooding, threatened fauna and flora, site contamination and traffic. The Planning Proposal will allow for the remodelling of the existing Golf Course, preservation of remnant bushland and critical native habitat, management of flood waters and the creation of approximately 650 Torrens Title Lots for residential development.

Growth Management Strategy Submission - Silverdale

Eltons Road, Silverdale / Submission to Wollondilly Council

Planning Ingenuity represented a group of landholders with a combined holding of 200 hectares at the southern edge of Silverdale in relation to a Draft Growth Management Strategy prepared by Wollondilly Council in conjunction with the Department of Planning. Initially excluded from a series of “potential growth” areas, our firm undertook detailed analysis of the characteristics of the land and prepared a detailed submission encouraging designation of this significant site for potential growth. After successfully effecting this change we have now been engaged to undertake a Planning Proposal for rezoning of the 200 hectare parcel.

Link Road Master Plan – Green Square

Link Road, Rosebery / Tzannes Associates & Joshua Farkash Associates

Our firm led a project team to secure approval for a master plan for redevelopment of a 4.3 hectare industrial site for mixed use development comprising 950 apartments, including a 28 storey tower, 3,325m2 of commercial area, associated public domain works and land use approval for the buildings. Our firm represented the application with Council from inception to the development application stage and subsequently as an expert witness in a successful Land & Environment Court appeal. The project involved exercise of City of Sydney Council’s Bonus Floor Space Scheme and involved complex negotiation relating to public domain and Section 94 contributions.
