Illawong Village Residential Housing Development

Illawong Village Multi-Unit Housing Development

273 Fowler Road, Illawong / Turner Associates Architects

This 68 unit residential flat building has been designed to complete the mixed use Illawong Village. As the only residential flat building within Illawong, the building was designed to transition between a commercial and low density residential zone, capitalising on views of the Georges River and maximising natural light and ventilation. Planning Ingenuity successfully managed the planning process from project inception and initial advice through to approval by the Sydney East JRPP, gaining approval for 7,900m2 of residential floor space and variation of Council’s LEP height controls.

Summer Hill Multi Unit Residential Housing Development

Summer Hill - Restoration of Heritage Buildings & Multi Unit Housing Development

46-56 Liverpool Road, Summer Hill / Kennedy Associates Architects

A Site Compatibility Certificate was initially obtained on behalf of the State Property Authority upon disposal of a former Children’s Hospital to allow residential redevelopment. Our firm then provided a strategy for navigating the approvals process associated with redevelopment. The development involved restoration of heritage listed Carleton House and construction of 70 new apartments within 2 detached residential flat buildings. We worked with the project architect and heritage consultant to finely balance heritage objectives and financial feasibility. Working closely with an experienced project team, Planning Ingenuity secured development consent from the Sydney East JRPP.

Lewisham Mixed Use Development Concept Plan

Lewisham Concept Plan – Mixed Use Development

78-90 Old Canterbury Rd, Lewisham / Tony Owen Partners

Working with Town Owen Partners and numerous specialist consultants, Planning Ingenuity has been instrumental in navigating the complex planning process associated with this Part 3A project. The project includes the transformation of a 1.3 hectare industrial site to a contemporary mixed use development within Marrickville’s McGill Street Precinct. The Concept Plan includes speciality retail shops, over 400 apartments, large areas of public open space and pedestrian connections to Lewisham Railway Station. It is anticipated that upon approval the project will increase the viability of extending the light rail line from Lilyfield.

St George Motor Boat Club Environmental Assessment

St George Motor Boat Club Marina Expansion - Environmental Assessment (Part 3A)

St George Motor Boat Club, Sans Souci

Planning Ingenuity project managed a large team of consultants to gain approval for this Part 3A Project Application involving expansion of the existing marina at St George Motor Boat Club to the meet growing demand for berthing accommodation within southern Sydney. Expanding the capacity to accommodate a total of 229 berths and 238 parking spaces, the application dealt with complex environmental issues, visual amenity and noise impacts and involved extensive consultation with the local community, Council and State Government agencies.

Affordable Rental Housing Development

Affordable Rental Housing Projects

In accordance with the State Environmental Planning Policy (Affordable Rental Housing), Planning Ingenuity has been involved in several projects relating to the strata subdivision of existing residential flat buildings containing low-rental dwellings and also in the construction of new infill developments containing affordable rental housing. Strata subdivision projects under the SEPP have been approved in Sutherland, Ryde, Rockdale and Manly LGAs, whilst approval for the construction of new development containing affordable rental housing has been approved on several sites in the Canterbury LGA and in the Willoughby LGA.
